As the Senior Property Surveyor, you will provide expert technical leadership across all surveying functions, managing complex building diagnostics, stock condition activity, compliance responsibilities and refurbishment programmes. You’ll deliver high‑quality technical reports, oversee contractor performance and support the delivery of sustainable, safe, compliant homes while mentoring and developing a team of surveyors to meet organisational objectives.
• Key Responsibilities:
Lead advanced surveying tasks including defect diagnosis, damp and mould, structural issues and major refurbishments.
Oversee stock condition surveys and ensure high‑quality technical reporting and specifications.
Manage and develop a team of surveyors, ensuring high standards of delivery.
Provide expert advice on building pathology, building safety, planned works, regeneration and fire remediation.
Ensure compliance with statutory and regulatory obligations, including the Building Safety Act.
Produce costed technical solutions and specifications for investment planning.
Support Decent Homes, Net Zero 2030 and energy‑performance initiatives.
Oversee contractor performance, manage quality, speed and cost, and liaise with Quantity Surveyors.
Engage with residents, manage complaints, and attend tenant/resident meetings as required.
Maintain asset data integrity and support the use of the MRI asset management system.
• What We’re Looking For:
Degree in Building Surveying or related discipline.
Professional membership (RICS, CIOB, CABE) or working toward.
Strong technical knowledge of defects, building regulations, HHSRS and asset compliance.
Experience leading surveying teams and delivering complex technical projects.
Understanding of landlord/tenant matters, consultation requirements and contract management.
Ability to write detailed reports and manage complex cases from inception to completion.
Excellent communication skills and ability to work with diverse stakeholders.
Strong IT proficiency and data‑driven approach.
• Qualifications Required:
Relevant Building Surveying qualification (degree or equivalent).
Membership of a recognised professional institute (RICS/CIOB/CABE).
